Reliant Real Estate Management is managed by its Managing Principals Todd M. Allen and Lewis G. Pollack.
Todd M. Allen
Todd M. Allen, operates the Reliant Roswell (suburb of Atlanta), Georgia office, and has primary responsibility for development and acquisition site identification/selection, analysis, underwriting, equity investor relations, and all daily operations associated with the Reliant-managed facilities. Mr. Allen has been involved in the development and management of self-storage asset class in excess of 18 years. Mr. Allen is also a Managing Principal of Midgard Self Storage® and Store Smart® brands. Prior to his collaboration with Mr. Pollack at Reliant, Mr. Allen served as Director of Analyses for O.B. Companies, then the largest privately held self-storage operator in the United States. Prior to his employment with O.B., Mr. Allen has served as Vice President of Operation for Meridian Storage, Inc., and as a Regional Manager for Sterling Management, both companies regional self-storage developers/operators. Educated at Clemson University, Mr. Allen has been a Director on the Florida Self-Storage Association Board and is a member of the Alabama, Arkansas, Colorado, Florida, Georgia, Illinois, North Carolina and South Carolina Self-Storage Associations.
Lewis G. Pollack
Lewis G. Pollack, operates the Reliant Delray Beach, Florida office, and has primary responsibility for equity investor relations. Mr. Pollack, a long-time corporate executive and entrepreneur, has been involved in the development and management of self-storage in excess of 30 years. Mr. Pollack is a graduate of Franklin and Marshall College, Trenton State College, and holds Ph.D. (ABD) from University of California at Los Angeles. Mr. Pollack is a former Trustee and President of the Florida Self-Storage Association. Mr. Pollack is also a Managing Principal of Midgard Self Storage® and Store Smart® brands.
As Chief Financial Officer, Paul Ragaini is primarily responsible for all finance and accounting functions for Reliant Real Estate Management and its affiliates. Mr. Ragaini is a graduate of the University of Connecticut, he holds a Bachelor’s Degree in Accounting/Business Administration, and is a licensed Certified Public Accountant. Mr. Ragaini has been practicing in the finance and accounting arena for over twenty-seven years. Mr. Ragaini spent the first twelve years of his career in public accounting, including over three years with PricewaterhouseCoopers. In addition to his public accounting experience, he held Chief Financial Officer/Controller positions for a private equity investment management firm, a large national law firm, and a fiber optic equipment manufacturing company. Mr. Ragaini brings experience of having worked in a variety of industries with hundreds of businesses ranging from small start-ups to multi-million-dollar companies.
Kris Benson, operates the Reliant Saratoga Springs, New York office, and has primary responsibility for managing Reliant Investments, a subsidiary of Reliant Real Estate Management. Mr. Benson raises and manages the equity contributions for the Reliant portfolio’s expansion. Mr. Benson, an executive sales professional brings a wealth of knowledge from his ownership and experience in the commercial multi-family arena. Prior to joining Reliant he worked for Intuitive Surgical, developer of the daVinci surgical robot. Mr. Benson graduated from the State University of Binghamton.
As Director of Acquisitions, John Cordova oversees the acquisition team for Reliant Real Estate Management and is primarily responsible for development and acquisition site identification/selection, analysis and underwriting. In addition, Mr. Cordova interacts with various lenders to secure financing and oversees the due diligence process through closing. Mr. Cordova has worked with Reliant since 2016, but has over 10 years of experience in the self-storage industry. Prior to Reliant, Mr. Cordova was a senior appraiser with Beshears and Associates from 2004 until October 2015. During his time with Beshears and Associates, Mr. Cordova was responsible for all appraisals of self-storage assets, completing nearly 200 appraisals across the US for both local banks and institutional lenders. Mr. Cordova graduated with an undergraduate and graduate degree from the University of Florida.
As Director of Analysis, Matt Naioti is responsible for the underwriting and analysis of new acquisitions and developments including financial pro forma, market analysis, and competition studies. In his seven years with Reliant Real Estate Management, Mr. Naioti has held numerous positions within the company including Operations, Accounting, and Acquisitions. In doing so, Mr. Naioti has accumulated a wide range of experience regarding the various aspects of the self-storage industry. His uniquely broad experience with the self-storage asset class has provided him with an invaluable perspective to make critical decisions in analyzing and underwriting potential acquisition and development sites. Prior to joining Reliant, Mr. Naioti received his Bachelor of Science in Economics with a specialization in Finance from Binghamton University.
As Senior Paralegal for Reliant Real Estate Management, Debbie Hanley manages legal matters, contracts, documentation, and serves as the corporate liaison with outside counsel and vendors. With more than three decades of legal, commercial real estate, and business experience, Ms. Hanley has held paralegal positions with Fortune 500 companies, major law firms, federal savings lenders, and a large privately-owned self-storage management company. Ms. Hanley has closed over 200 acquisitions and has extensive experience in construction lending, corporate entity maintenance, property accounting, tax, licensing, and risk management. She attended Valencia Community College where she studied real estate law, business law, financing, real estate appraisal, and has held a Florida Title Agent license.
Kolin Van Dyne
As the Director of Operations – Corporate for Reliant Real Estate Management, Kolin Van Dyne has over a decade of experience in single and multi-unit operational management, handling revenue streams in excess of 100 million dollars for the world's largest retailer. He has a track record of exceeding expectations by significantly increasing profit margins on underperforming assets. His responsibilities have included the management and development of thousands of employees, execution of day to day operational results, and full delivery of profit & loss returns. Mr. Van Dyne holds two postgraduate degrees and has won awards in business for outstanding operational knowledge.
As the Director of Operations – Field, Tom Mikel has a decade of experience in the self-storage asset class and over 10 years of experience with Reliant Real Estate Management. Tom started his career with Reliant at the ground level as an Assistant Manager. Due to his hands-on experience and personal development, Tom has become an instrumental part of the daily operations, management, and lease-up of the Reliant Portfolio. His responsibilities include economic and physical occupancy growth of the portfolio, policy and procedure development and implementation, and employee management and team building. Before joining the Reliant family, Mr. Mikel studied at Saint Joseph’s College in Rensselaer Indiana.
Michael B. Allen
As Director of Marketing, Michael B. Allen has been with Reliant Real Estate Management since inception and is responsible for all outreach marketing efforts including, but not limited to, business-to-business, digital, relationship, and “grass-roots.” His responsibilities also include overseeing employee development and training for Reliant’s 100+ field operational employees. Mr. Allen graduated from Arizona State University with a Pre-Law degree and brings over 40+ years of sales and marketing experience to Reliant. Mr. Allen spent 5 years as a Credit Manager with Fortune 500 companies Standard Oil of California and Skyline Corporation. He spent 5 years as an information systems representative for Mohawk Data Sciences, another Fortune 500 company, where he directed training and management courses. He spent 20 years as a marketing manager for a large-scale software applications development firm. Throughout his career, he has managed and developed relationships with reputable companies such as IBM, Hewlett Packard, Harris Corporation, Motorola, and Electronic Data Systems.
As the Director of Information and Human Resources, Sally Allen has been with Reliant Real Estate Management since inception and is responsible for software implementation, work flow process design, and policy and procedure adherence. Mrs. Allen attended Carnegie Institute and Indiana University, holds a degree in mathematics and logic, and owns multiple patents in software design. Early in her career, Mrs. Allen was part of three-person development team responsible for designing, coding, and implementing the first on-line real-time hospital system in the Mid-West. From there, Mrs. Allen spent 10 years as the Head System Analyst for Skyline implementing manufacturing, accounting, and multi-state payroll systems for over 30 facilities and over 600employees. Mrs. Allen then spent twenty-five years as Owner/Founder of ALN Associates, which custom designed and implemented all aspects of job shop and accounting systems for large manufacturing companies.
As the Senior Project Manager, Jamie Brooks is responsible for the overall success of Reliant Real Estate Management’s nationwide construction projects. During his twenty plus year construction career, Mr. Brooks has developed thorough knowledge of the construction industry, its processes, and its related business functions. He holds extensive experience in self-storage project portfolios, complex multi-use developments, and various other commercial projects. Prior to becoming Senior Project Manager for Reliant Real Estate Management, Jamie worked as Senior Project Manager for Simply Self Storage as well as Director of Construction for T.D. Development. He successfully developed hundreds of sites across the United States. Along with his military service, he possesses a Bachelor of Science Degree in Business Management from Indiana University-Purdue University Indianapolis, and holds OSHA 10 & OSHA 30 certifications. He fosters an environment of teamwork and safety while ensuring quality, performance, and business objectives are timely met.
